CONCEPT DESIGN & PLANNING
Lets discuss what you want to achieve with your project, we will then produce designs for you to review. Once you are happy lets get them submitted to planning and get you consent to move the project forward.
We can provide you with a simple package of information consisting of 2D line drawings and a design statement to get your project submitted to planning. If you would like a more comprehensive service or for larger projects we can supplement the base information with a 3D model, coloured hand sketches, street elevations, site sections and internal & external CGI images. Along with the additional drawn information we can provide a detailed Design & Access statement to make sure the planning case for your project is as compelling as possible.
BUILDING REGULATION DRAWINGS & TECHNICAL INFORMATION
We will provide technical drawings to show how your project will be constructed. These will be submitted to building regulations for approval & to builders to price.
The level of information we can offer at this stage of the project can range from a base service where we provide, plans, sections, elevations and written notes, to get building consent for your project, as simply and cost effectively as we can, up to a service where every element of the project is drawn and chosen. This may consist of 1:10 details, window and door schedules, detailed element drawings at 1:20 such as a staircase, and room data sheets where we draw every wall internally and show where plugs, skirtings, light fittings etc are located. Alongside this we can undertake an NBS specification which provides details about chosen products and workmanship clauses on how every item should be installed. We will discuss the options with you and ensure we undertake a package of information that is tailored for your needs and project goals.
ON-SITE SERVICE
Let us project manage your building on site & provide the contract administration services. We will work with you to ensure the project runs smoothly on site to achieve a positive outcome.
As the project managers we will put in place a contract between yourselves and the builder. This will detail costs, times, quality and payments to ensure both you and the builder know what is expected from each other. We will then manage this contract while the project is on site with regular meetings and site inspections to ensure the works being undertaken are to a quality and the design that we expect. If there are any changes, alterations or unknowns we will ensure these are handled in a professional manner to make sure variations in the contract are fair to both you and the contractor and avoid surprises with your final bill. After the works have been completed we will snag the project and work with the contractor to ensure the works finished are to a high standard.
